There are two types of referencing that we provide, both of which cost £20. Our recommended option is the Comprehensive reference:
Comprehensive referencing (Takes 3-5 Working Days on average)
- Credit Check
- Linked Address, Identity & Fraud Information
- Right to Rent Check and Advice
- County Court Judgments (CCJs), Decrees and other court information registered over the last six years in the applicants name
- Affordability Rating
- Previous landlord reference
- Employer reference
- £20 per tenant referenced
- Rent Guarantee Insurance (RGI) available if they pass
If you're in a hurry, or for any reason you don't want to go for the Comprehensive check, we also offer the Speedy option:
Speedy Referencing (Takes 1 Working Day on average)
- Credit Check
- Linked Address, Identity & Fraud Information
- Right to Rent Check and Advice
- County Court Judgments (CCJs), Decrees and other court information registered over the last six years in the applicants name
- £20 per tenant referenced
- Takes 1 Working Day
If the landlord is using the Rent Now tenancy-creation service, they will be charged the cost of referencing during this process.
You can, however, also request a standalone reference. Landlords will have to pay up front. The standalone reference can be done whilst the listing is still live, but we recommend that you only reference one set of tenants at a time.
More information about referencing is available here.
Prospective Tenants have to have a UK address for the credit check part of the reference to be possible, but even non-UK tenants can be referenced if the Comprehensive option is chosen.
All tenants that will be signing the AST will have to pass Comprehensive Referencing in order for you to be eligible for Rent Guarantee insurance, so if you're interested in that product, be sure to choose the Comprehensive reference!
