Contact the Tenant
You should first contact the tenant. You tell them what they have left behind and give them an opportunity to collect the items. This is especially important if there are any expensive or sentimental items.
Check your contract for a clause
You should then read your tenancy agreement and look for a clause that deals with items left by the tenant. If there is a particular clause that details a process and that is fairly worded then you can follow the clause.
If you are using an OpenRent tenancy agreement, then the tenant will have a duty to remove all their items at the end of the tenancy and may be liable for any reasonable costs that result from their failure to do so.
Write to the tenant
The next step will be to either follow the process in the tenancy agreement or write to the tenant giving reasonable notice of your intention to dispose/sell of the items or to impose an obligation on the tenant to collect them. The tenant should be given at least 28 days notice and you should make every effort to contact them. If they are still unresponsive after 28 days then you can dispose of the items.
