If you make home improvements during your tenancy, whether a fresh lick of paint in the hallway or a new kitchen being fitted, its important that this is correctly documented in the inventory to ensure you can make any necessary claims at the end of the tenancy.
You should keep any invoices for the work that has been carried out, and take pictures of the improvements. Both invoices and pictures should be date and time stamped on completion of the work, and kept on record for when the tenant vacates the property. You can then add these as an amendment to the original inventory and all parties should sign in agreement.
You may wish to book a mid term inspection so that a professional can document the improvements. You can inform the clerk of the work that has been carried out before they attend the property and provide them with the relevant invoice.
