To ensure there is a clear period to the tenancy, and so that the notice period is clear, the rent payments have to be made on or before a set date on a rolling monthly basis.
Can the tenant pay on a different date than that stated on the contract?
Of course, if a tenant would prefer to pay the rent on a different day that is fine. It's simply due before the recurring period date. As such, the tenant can pay the rent on the same day they get paid, and it will simply go towards the next month's rent.
There is no need for a provision in the contract to state when, exactly, the money will be received, just that it is due by a certain date.
How to change the rent due date in Rent Now?
You are able to select an ongoing rent payment date that is different to the tenancy start date when you create a new contract or renew an existing Rent Now tenancy.
You can renew your Rent Now tenancy at any point for free.
To make this change:
- Go to 'Tenancies'
- Click 'View Tenancy' next to the tenancy that you'd like to renew
- Then select 'Click to see Renewal Options' and confirm that you want to issue a new contract
- When you proceed to draft and edit the tenancy agreement, just scroll to the bottom of the Advanced Contact Settings, and amend the date in the dropdown menu.
- Click 'Propose Renewal Terms' to issue the new contract
- After all tenants, guarantors and co-landlords have signed the contract you'll be invited to sign as the lead landlord

By default, we set the ongoing rent payment day (the day of the month by which the tenant must pay the rent) to the same as the move-in day. This works fine in most cases, however we recognise that some tenants would want to move in mid-month but pay rent on a different day (e.g. the start of the month).
Changing this setting will still require a payment of one month’s rent in advance, a shorter special rental period will be set up in the contract for the second rental period with a pro rata amount based on the days remaining until the new ongoing payment date. From the third rental period onwards, the rent payment due date will be your preferred ongoing rent payment date
