The Renting Homes (Wales) Act 2016 came into force on 1st December 2022 and on that date, any tenancy in force at that time became what is known as a converted occupation contract.
The Act requires that by 31 May 2023 landlords provide the contract-holder (tenant) with a written statement of the converted occupation contract.
Landlords can provide a written statement of the contract between them and their contract-holders by issuing a tenancy renewal for free on the OpenRent platform.
However, for landlords who do not wish to sign a tenancy renewal, we have attached a template document to this article which they can use to create a written statement of a fixed term contract for their tenants. This document is a modified version of the OpenRent standard fixed term occupation contract which contains the changes recommended by the Welsh Government and the additional required explanatory information for converted contracts.
Compatible terms from the OpenRent standard AST have also been included to make it as easy as possible for landlords to comply with their obligations in relation to existing OpenRent tenancies.
