The Renting Homes (Wales) Act 2016 was amended to include two new fundamental provisions at sections 54A and 54B.
From 1st June 2026, the Welsh government brought in new regulations which require that two new fundamental terms were added to occupation contracts to deal with discrimination against tenants who have children, or are in receipt of benefits.
New Clauses
Specifically the new clauses state that:

The contract-holder may permit a person who has not reached the age of 18 to live in or visit the dwelling and the Landlord must not interfere with or restrict this right unless the interference or restriction is a proportionate means of achieving a legitimate aim
- The landlord must not prohibit the contract-holder from being a benefits claimant within the meaning given by section 8J of the Renting Homes (Fees, Discrimination etc.) (Wales) Act 2019.
Existing Contracts
For tenancies already in effect when these changes were brought in, we informed landlords and tenants of a variation to the contract via email and a copy of this variation is stored in the tenancy documents section of our site.

New Contracts
For all new contracts signed after these changes were made, the new terms have been added to our standard Occupation Contract and all new contracts will already contain the updated clauses to comply with legislation.
