Do I need one every year? Even if my tenancy hasn't changed?
Yes. It is against the law to rent your property without a current gas safety certificate.
As well as carrying out a gas safety certificate every year, you must provide a copy of an in-date report to your current (and new) tenants.
If you do not conduct or supply your tenants with an in-date gas safety certificate, you can be fined or sent to prison for not complying with the minimum gas safety regulations that apply to rented property in the UK.
