How do I know if my property is an HMO?
Guidance on whether your property is classified as an HMO, and what rules apply to you, is available here:
https://www.gov.uk/private-renting/houses-in-multiple-occupation
You’ll notice that large HMOs need to be licensed by the local council. We would always recommend contacting your local authority directly if unsure about whether HMO requirements apply to you, and also to arrange a license if applicable.
Can I use Rent Now for setting up a joint tenancy for individual rooms?
If you're renting out the whole property under a single joint tenancy, Rent Now works as usual. One tenant will place the holding deposit, and the application will proceed with all tenants signing the same agreement.
How do I advertise multiple rooms in my property?
If you want to rent out the whole property under a single joint tenancy, you can simply list it as a whole property and include the number of bedrooms.
If you want to rent out rooms separately with individual tenancies, you can list out multiple rooms under the same advert, as long as they are in the same property. You can do this by including all photos for the individual rooms on the listing, mentioning the separate rooms and their prices under 'Tenancy Details'.
