Where you and your tenants have opted to use the Reposit deposit replacement scheme rather than a traditional cash deposit, you are able claim up to eight weeks' rent, or £5000 (whichever is less) to cover the costs of any damages or unpaid bills during the tenancy (compared with a five-week cap on most cash deposits). You will have been emailed at the start of your tenancy, with the subject line "Deposit Replacement Completed: Information for Landlord".
If you need to raise an end of tenancy charge, you'll need to make sure you have "checked out" your Reposit for the tenancy. Reposit will send an email reminder to you when a month is left of the initial Reposit term with advice on how you can either extend or end the Reposit.
How to "check out" your Reposit
To check out, your tenant should have left the property, and a check out report should have been carried out. You can order a professional check out report on OpenRent from £75 here, to compare the condition of the property at the end of the tenancy to the beginning. Once a Reposit has been checked out, it cannot be re-opened. so please ensure the tenancy has ended.
You'll need to log in to Reposit here, select the relevant tenancy, and press the red "start checkout" button. You can then confirm the tenancy is over to complete the check out. If you do not need to add any charges, no further action is required.
How to raise end of tenancy charges
You can raise charges up to 24 days after the tenancy end date. You need to make sure the Reposit is checked out and submit tenancy charges and corresponding evidence within this timeframe.
When logged in to Reposit and viewing the relevant tenancy, press to add charges, and outline each item you wish to claim for, adding the reason for the claim and the amount. You will need to upload evidence to support your claim. For damages, this would be an image of the damage in the check out report and an invoice for fixing or replacing this. For rent arrears, proof that you have tried to collect the rent when it was due, and a full rental history statement would be required.
To add charges, you would need to upload the tenancy contract, the referencing that was carried out on the tenants, and an inventory and check out report. You can find a copy of your AST by pressing to view the relevant tenancy here, and any references/inventories that were ordered on OpenRent here. If the Reposit and tenancy were extended after the initial term, an annual inspection report would also be required. Please ensure all of the claims are submitted in one go, as you are unable to add further claims at a later time.
Once you have provided the supporting information and submitted your claim, it will be either accepted by the tenants, or disputed. Where it is disputed, a third party adjudication service is used to provide a final decision based on the evidence provided. You can see more information here.
