We always recommend that you consider a professional check-out report to help document the condition of the property at the end of the tenancy. Paired with an inventory taken at the start of the tenancy, any claims you make will be clearly evidenced. You can see more advice here.
How to make a claim
Select the relevant tenancy from your tenancies and follow the steps to mark the tenancy as ended/ending. As long as the move out date has passed, you will then be able to process a claim.
- Proceed to select "claim deposit funds"
- Select your claim type (e.g. rent arrears, damage to the property etc)
- Enter the claim amount, description and provide relevant evidence for each separate claim you wish to make. To support your claim, it is important to upload evidence showing the condition of the property from both before the tenancy started (e.g., an inventory) and after the tenancy ended (e.g., a check-out report, invoices).
- Once you have entered all of the information, select "claim deposit funds" and we will process the claim for you and notify the tenant. They can then accept the claims via their OpenRent account
If you don't know the exact amount to claim initially (for example, if you are waiting for a quote for repairs), you can add an initial claim and change this later if needed. You can also return to the page and edit your claim if you come to a different agreement with the tenants. The tenant will then be notified to confirm the new amount via their OpenRent account.
