How I make deductions from the tenants' deposit?
We understand that sometimes it may be necessary to make a deduction from the tenants' deposit due to unpaid rent, or damage caused to the property. If your deposit is held in your own custodial deposit account, you can contact the deposit scheme directly via the "Tenancy Deposit" section of your OpenRent tenancy page.
For newer tenancies we have made improvements to the deposit return process, with tighter integration making the process much smoother.
- Go to 'Tenancies'
- Click 'View Tenancy' next to the relevant tenancy
- In order to refund the deposit, the tenancy will need to be ended on-site. To end the tenancy, scroll to the bottom of the tenancy page to view 'End of tenancy options' or press 'Deposit Details'
- Select 'End the tenancy' option
- Fill out the relevant end of tenancy details
- Once the details have been filled out, press 'Continue' to proceed to the next stage
- You can then press ‘Return or Claim Deposit’
- If you want to return the deposit in full, press ‘Return deposit to tenant’
- If you need to make a claim on the deposit, press ‘Claim deposit funds’. From there you can find information on how to make a claim on the deposit funds
Please note that when the tenancy has ended, you have 10 days to make any claims that are necessary on the tenancy deposit.
