If you have made a claim on the tenancy deposit, your tenants have the option to agree or dispute each individual claim. Where they agree, the funds will be processed straight away.
If they wish to dispute a claim, they can provide a counter offer and evidence via their OpenRent account. They respond to each claim individually and can accept some whilst disputing others.
When your tenants have responded to your claim we will notify you via email. You can follow the link to see a breakdown and can "view & respond" next to any claim which has been disputed.
You have the option to accept the tenants offer, make a new offer, or to stick with your original amount.
If you accept the tenants offer this will his will update the claim amount, and where no claims remain disputed we will be able to distribute the funds as outlined.
If you wish to make a new offer you can do so in the same way you initially made the claim - just update the amount and press "Update claim item".
If you do not wish to update your claim or accept the tenants dispute, we advise speaking with the tenant directly to see if you can reach an agreement. Either party can update their offer via the site for the other to accept. Where you agree we can send the funds straight away and avoid a lengthy dispute process.
Where agreement cannot be reached, after 10 days we will advise the tenant to take their dispute to mydeposits and request their adjudication. Any undisputed funds will be paid as agreed and once mydeposits notify us the tenant has requested their adjudication, we will pass the disputed funds onto them so they can make a final decision based on the evidence that has been provided.
